You can expect your property inspection to cover...

When you purchase a property inspection report from NZ House Surveys, you can expect the inspection to cover the following:

  • Subfloor inspection which covers ground condition, services plumbing & electrical, ventilation to subfloor, piles, bearers, joists, flooring, insulation, pile connections and anything else found under the house.
  • Internal inspection which covers the level of the floor, testing of electrical points for reverse polarity and faulty earths, full moisture check using non-invasive dielectric moisture machine around external windows and doors – and showers / wet areas, testing of rangehood and waste disposers, checking of fixtures, doors, windows, hardware, taps, vanities, toilets, hot water cylinders, and borer.
  • Roof space inspection includes insulation checks, presence of vermin, checking of underside of roof for leaks, electrical, plumbing, testing any DVS / HRV systems, and ensuring ventilation from bathrooms and rangehoods is ducted externally.
  • Roof inspection which covers the general condition of roof, fixings, gutters (including internal gutters), chimneys, flues, valleys and more.
  • Exterior inspection includes checking cladding/s, soffits, fascia and barge boards, windows, flashings, gulley traps, hose taps, decking, stairs / steps and the downpipes.
  • General inspection of services which involves checking and reporting on the general condition of services, fencing, clothesline, any outbuildings and accessory sheds.

With NZ House Surveys, you can choose the level of report you desire. On offer are Bronze, Silver and Gold reports. Every report offered covers the services mentioned above, and depending on what report you choose will depend on what extra services are covered.

Meth testing is also available

Meth testing can be added to any of these reports for an additional fee, and the team at NZ House Surveys are fully qualified to test for it. Our inspectors will take samples in rooms of your choice and the samples are then sent to an IANZ accredited laboratory for analysis – we then present the results in a written report for you. If you would like to read more about home drug testing, see our Drug Testing page here.
